Adaptive Reuse

Breathing new life into an old building from what it was purposely built for is known as adaptive reuse. While the need for transforming a bank building into a hotel or warehouse into a food hall is mostly driven by the lack of land availability in or around the urban core, knowing if the zoning code would allow a change of use or whether both the structure and infrastructure will require major improvements for the new use is the first step to avoid expensive mistakes. From feasibility studies to full design services, we are experts in transforming old and underutilized properties to income producing assets for owners and developers.


Like adaptive reuse, spaces in an aging building may need a simple makeover or a major overhaul while keeping the intended use. A makeover could be part of an infrastructure upgrade when antiquated mechanical, electrical or communication systems need replacement. A major overhaul is undertaken when not only the infrastructure needs replacement but also the space is not meeting the demand of the user or simply underutilized. While taking on a renovation may seem easy, it can be challenging, and often time leads to frustrations when especially undesirable conditions are discovered. Construction Management

While most large-scale projects have dedicated resources to managing construction projects from beginning to end, many small projects, including home renovations to small-scale commercial projects, often lack not only the resources but also the right personnel who have the experience to run the projects. Trying to fill the role of a construction manager can lead to costly mistakes even if well-intent friends or family who are in the construction trade are involved. We provide construction management services to identify the parameters of the project such as cost and needs, bring the right consultants and contractors to the table, and keep track of the construction budget and schedule.

Your design and construction team is so easy to work with, and the job was done so quickly that I was able to open for the busy season as planned.
